Originally built in 1981, Calvary Center Apartments needed remodeling to modernize much of the 8 story high-rise. McMonigal Architects is completing a $9 million project at Calvary involving renovations to the 80 apartment building. This project was funded by Minnesota Housing with our first submittal in 2021, and was the only project funded from the group that had bids come in on budget. This was a big challenge given Covid, labor and material cost increases, and supply chain issues.
Work includes upgrades to apartment kitchens and baths, mechanical, plumbing, sprinklers, electrical systems, lighting, fire alarm, generator, and common spaces. Exterior work encompasses window replacement, masonry and flashing repair, site improvements, parking, community patio and gathering area, landscaping, and signage.
McMonigal Architects completed an assessment and Pre-Design to identify critical work, as well as needed updates and maintenance improvements. The Pre-Design included code summary and accessibility analysis, as well as Minnesota Housing documents for Physical Needs Assessment, Intended Methods Worksheet, and 20 year Capital Expenditure.
